Land subdivision in Queensland: what the civil engineer does

Splitting a block into two lots or developing a staged estate both need civil engineering. The engineer designs how each lot is accessed, drained, graded and serviced, and prepares the drawings council needs before works can start.

The main design items

Every subdivision is different, but most civil packages cover the same core items.

  • Lot layout and access, including driveway crossovers and any new road
  • Earthworks and lot grading so every lot drains to a lawful point of discharge
  • Stormwater pits, pipes and overland flow paths
  • Water and sewer connections coordinated with the utility provider
  • Erosion and sediment control during construction

Approvals

After the reconfiguration of a lot approval, council usually requires an operational works application with engineering drawings and reports. Geotechnical input on fill, slopes and site classification is often part of that package.
